If you've been looking at single family residential property listings, those in the multi-family category  will be in a different format than that of which you are familiar.  The focus is geared toward providing financial information as opposed flowery comments and photography.

There's lots to know here...

No property "showings," and no Open House signs.  Actually, it's rare there will be sign on the property at all.  The price and terms of the contract are negotiated and agreed upon before you see it.  Of course by appointment only.

If not paying cash, your intended use of the property will dictate the type of "new" financing available to you.  Also a consideration of financing is the number of units or dwellings.

In some cases the Seller may offer financing often called a

"Seller Carry-Back" with a substantial down payment, higher than market interest rates, and most likely a balloon payment in a certain number of years.

Contract, addenda, disclosure, and inspection period (to name few) are different than with the purchase of a a single family residential home, and require additional writings unique to the specific property, Buyer, Seller, and residents.
